Documents required for a home loan

A home loan needs three sets of papers: who you are, what you earn, and the property you are buying. Banks differ a little, but almost all of them ask for the list below.

The short answer

Keep ready your KYC (PAN, Aadhaar, photos), income proof (salary slips and Form 16, or ITRs and business proof if self-employed), 6 to 12 months of bank statements, and the property documents. Co-applicants need their own KYC and income papers too.

How the process usually goes

  1. Compare offers and check your eligibility with two or three lenders.
  2. Submit the application with KYC and income papers. The bank checks your credit score.
  3. The bank sends a sanction letter with the amount and rate.
  4. Submit property papers for legal and technical checks. The bank may visit the property.
  5. Sign the loan agreement. The bank pays the seller or builder directly.

Tips that speed things up

  • Check your credit report before you apply and fix errors.
  • Make sure your name matches across PAN, Aadhaar and bank account.
  • Keep every receipt you pay to the builder; the bank will ask.
  • Ask the bank for its full list early, since some want extra papers for under-construction property.

Where to get each document

  • Form 16 and salary slips: from your employer's HR or payroll portal.
  • ITRs and acknowledgements: download from the income tax e-filing portal.
  • Bank statements: download a PDF from net banking. Some lenders fetch them directly with your consent.
  • Credit report: free once a year from each credit bureau.
  • Encumbrance certificate: from the Sub-Registrar's office or your state's registration portal.
  • Approved plan and occupancy certificate: from the builder, or the local development authority or municipal body.

Papers to keep after the loan starts

  • Sanction letter, loan agreement and repayment schedule.
  • The interest and principal certificate the bank issues each year, needed for income tax deductions.
  • A list of the original property documents the bank holds, signed by the bank.
  • When the loan closes: the no-objection or no-dues certificate and all your original documents back. Make sure the bank's charge on the property is removed.

Questions people ask

How many months of bank statements do I need?

Usually 6 months for salaried and 12 months for self-employed applicants. Some lenders ask for more.

Do I need ITRs if I am salaried?

Many banks are fine with Form 16 and salary slips, but some also ask for ITRs, especially for larger loans.

Which property papers matter most?

The title deed, encumbrance certificate and approved building plan. The bank's lawyer checks these before releasing money.

Can my spouse be a co-applicant?

Yes. They will need their own KYC and income documents. Joint applicants can often get a larger loan.
